So here are six mistakes NOT to make right before selling your house:<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">  1. Skip staging all together <\/h2>\n\n\n\n<p>Will your house sell regardless?\nIf the market is hot, maybe. However, it&#8217;s like you&#8217;re intentionally sabotaging\nyour potential profit. Prettier is simply worth more. Everyone would rather\nvisualize themselves and their families in nice put-together spaces rather than\nfeel like they&#8217;re intruding on your life. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\"> 2.\u00a0 Not knowing Your Audience  <\/h2>\n\n\n\n<p>Always keep in mind who your\npotential buyers might be. Is it a big family with children and pets? A newly\nmarried couple? A bachelor or an estranged student? All you need to know about\nyour target market segment is tied to both your property&#8217;s size and neighborhood.\nKeep that target market in mind when theming your rooms&#8217; staging. The easier\nyou make it for potential buyers to visualize themselves in your space, the\neasier the sell will be.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"> 3. Over-personalize Your Decor\u00a0  <\/h2>\n\n\n\n<p>Remember what we discussed in\nterms of &#8220;prospects feeling like they&#8217;re intruding on your life&#8221;? This\nrule of thumb applies here as well. You may love the collection of china plates\nyou&#8217;ve collected over the years, or the tiny figurines you find so cute, or\nyour cat-pillow collection. These are great! They&#8217;re too personal though. It&#8217;s\nhard to identify with such specific taste and may actually put potential buyers\noff. So would extremely colorful paintjobs! Just because you love purple and\nyellow walls (and trust me, I do) doesn&#8217;t mean everyone shares the same taste.\nWhen staging your home, it&#8217;s best to stick to neutral wall shades, with a few\naccented accessories. Give your candidates&#8217; imagination room to grow and\npicture their own tastes applied to your property.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"> 4. Old Window Treatments <\/h2>\n\n\n\n<p>You can do the greatest furniture\narrangement possible, and lay out your accessories just right, but the fact\nthat you&#8217;re using old drapes or your windowpane paint is peeling or your glass\nis cracked can just put off your whole room. New doesn&#8217;t necessarily mean expensive.\nJust make sure not to skip this one simple step that would send all your\nstaging efforts to ruins.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"> 5. Empty Bed Frames or Cheap Linens <\/h2>\n\n\n\n<p>The number of bedrooms in your\nproperty is probably the first thing your potential buyer looks at. Now when it\ncomes to staging, empty bed frames are just sad. They literally look like a\npile of wood or metal taking space adding no aesthetic value whatsoever. If\nyou&#8217;re selling your property unfurnished, you&#8217;ll take it with you anyway. If\nyou&#8217;re selling it furnished, you&#8217;re doing nothing to help push your sale. If\nyou don&#8217;t wish to invest in a mattress for the staging, think of air mattresses.\nThey&#8217;re both available and cheaper. More so, if just for the staging, a large Styrofoam\nblock covered in nice linens will do the trick. Speaking of linens, those\nrun-down Donald duck bed sheets you bought five years ago on clearance? Please\ndon&#8217;t. Just don&#8217;t. You&#8217;re killing it. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\"> 6. Spend tons of money on furniture and accessories to stage your home. <\/h2>\n\n\n\n<p>Last but not least, keep in mind your\nrunning costs.
