For several months now, Emaar <\/a>has seeded a hype in the real estate market for its newest project, Cairo Gate<\/a>. Cairo Gate in 6th of October is Emaar’s first expansion to the west. Cairo Gate’s Developer<\/h2>\n\n\n\n

Emaar is one of Egypt\u2019s biggest real-estate developers. Established back in 2007, it became famous for its upscale projects. Its investment capital in Egypt is 31.67 billion EGP. Basically, purchasing a property under the Emaar brand name guarantees exclusive and magnificent delivery.<\/p>\n\n\n\n

Vision<\/h3>\n\n\n\n

The Cairo Gate Project<\/h2>\n\n\n\n

Back in 2012, Al-Futtaim Group and Emaar announced an initial intention to enter into a joint venture agreement to develop \u2018Cairo Gate\u2019. The investments was originally EGP 5 billion ($819 million). Though the Cairo Gate project’s details are in the hush-hush, some of the project’s details may be deduced . In the words of Emaar Misr’s own Chairman:<\/p>\n\n\n\n

“Emaar is also undertaking new prestigious developments such as the new integrated lifestyle project envisaged on the Cairo-Alexandria Desert Road. Emaar aspires to strengthen business and commerce on this important highway by developing upscale homes, business clusters, hotels and a shopping mall. Location<\/h3>\n\n\n\n

Launching right across from Dandy Mall and by Smart Village, Cairo Gate has the potential to dominate Cairo\u2019s west domain. Rumor has it that the project covers 160 Acres. That is approximately the size of 80 soccer fields. Since its location falls directly on the Cairo – Alexandria Desert Road,the project easy to reach from El Sheikh Zayed and the 6th of October residential districts. On the other hand, those coming in from Zamalek, Mohandessein, and Dokki areas will face no trouble reaching their destination either.<\/p>\n\n\n\n

Facilities<\/h3>\n\n\n\n

Shopping Mall<\/h4>\n\n\n\n

First and foremost, Cairo Gate plans to have a mega shopping mall set on 120 thousand sqm as the main attraction of the project. That is almost 1.5 times the size of its opposing Dandy Mall. The mall will include Al-Futtaim\u2019s retail brands such as IKEA, Marks & Spencer, Toys \u201cR\u201d Us, ACE, Intersport, Guess, Esprit as well as a multitude of additional world-class shopping brands. Based on prior Al Futtaim experience in Cairo, the mall is sure to include restaurants, caf\u00e9s and leisure outlets with a strong outdoor theme.<\/p>\n\n\n\n

Business Park<\/h4>\n\n\n\n

The compound will also be the home to an office park. The park will likely include world-class facilities. These Facilities include but are not limited to: a luxury hotel, schools, and medical facilities.<\/p>\n\n\n\n

Residential Area<\/h4>\n\n\n\n

The properties within Cairo gate will include 500 town houses and villas, in addition to 900 apartments. The various Villa types range in size from 270 square metres to 470 square metres. On the other hand, apartments that have single, double, or triple bedrooms will range in size from 75 square metres to 145 square metres. Apartment buildings are 6 floors high, in addition to the ground floor. All units will be delivered fully finished within 4 years, with ground parking spots available.As with Emaar Misr’s previous endeavors, both the finishing and delivery of the units will be upheld to the highest standards. <\/p>\n\n\n\n
