Lumia mall in New Capital City by Dubai Misr

Lumia Mall New Capital is the commercial phase of Lumia Residence, developed by Dubai Misr Developments in R7. The mall stands on Plot F1, on the highest elevation in R7.

It sits directly opposite the Swedish University and faces international schools that are already running. Its O-shaped design gives most shopfronts a view of the university or the plaza. Three commercial levels hold retail, dining, and entertainment brands, drawing visitors from the compound and the surrounding district. Commercial units are available on every floor.

Lumia Mall New Capital Location

Lumia Mall occupies Plot F1 inside Lumia Residence, at the heart of the R7 District, New Administrative Capital. From the district’s highest point, it overlooks a dense cluster of schools, universities, and healthcare facilities.

That mix of neighbors matters for any commercial address. The mall serves Lumia Residence owners, university students, and the wider R7 community at the same time. School and university schedules can support regular weekday visits. Meanwhile, surrounding compounds add a resident audience on evenings and weekends. The project is:

• Directly opposite the Swedish University

• Facing 3 international schools, including the operating London College

• At the R7 entrance, 140 meters from the Universities Axis

• Next to one of the biggest hospitals in R7

• Beside El Salab and Mazloum

• Overlooking a 16-acre central park

• Close to 4 international universities, a medical center, and sports clubs

• Serving more than 44 compounds across R7

Lumia Mall New Capital Key Roads

Thanks to its prime location in New Administrative Capital, reaching Lumia Mall is simple, thanks to its spot at the R7 entrance. Several major roads and axes surround the district, so shoppers can arrive from different directions without long detours.

The Universities Axis, only 140 meters away, adds a direct link for students and staff. The main routes near the mall include:

• Middle Ring Road
• Cairo - Suez Road
• Cairo - Ain Sokhna Road
• Mohamed Bin Zayed Axis
• Regional Ring Road

Lumia Mall Masterplan

Lumia Mall New Capital spans roughly 3.5 acres, or about 15,000 m². The building has 2 basements covering 22,500 m², topped by ground, first, and second commercial floors totaling 20,000 m². This compact footprint brings shops, dining, and entertainment under one roof.

The O-shaped layout faces the Swedish University. As a result, around 90% of the units overlook either the university or the plaza. Greenery, landscaping, and water features add a calmer touch to the commercial setting. Each level has a defined role:

• Ground floor: food and beverage outlets plus daily-needs services
• First floor: retail and entertainment
• Second floor: food court and retail

Facilities are spread across all three floors, so foot traffic reaches every level. A team of specialized consultants supports the project:

• Talat Mohamed: engineering consultant
• Misr Etisalat: technology partner
• PCE: electromechanical consultant
• KAD: management and operation
• Etqan: financial consultant

Facilities & Services of Lumia Mall New Capital

Instead of grouping services in one zone, Lumia Mall New Capital distributes them across every floor. Upper-level shops therefore get steady exposure, not just ground-floor units. ATM centers are available on all three levels. Here is what each floor brings:

• Ground floor: hypermarket, bank, 2 pharmacies, telecom center, bakery, and hair salon

• First floor: bowling center, PlayStation and video game zones, adventure zone, Magic Planet, and a bank

• Second floor: food court, gym, and beauty center

Everyday facilities keep visits comfortable for shoppers and business owners alike:

• Walking pathways
• Jogging paths
• Parking areas
• Elevators
• Security
• Dining options
• Retail outlets

This balance between errands and leisure shapes how people use the mall. The hypermarket, pharmacies, and bank encourage repeat trips, while the entertainment floor gives families a reason to stay longer.

Properties in Lumia Mall New Capital

Lumia Mall New Capital offers commercial units spread over its ground, first, and second floors. Floor-by-floor zoning supports a varied tenant mix, from daily essentials to leisure brands. Unit options follow that zoning:

• Food and beverage units on the ground floor
• Retail shops on the first floor
• Food court and retail units on the second floor

Since most units face the university or the plaza, storefronts gain clear visibility. Retail brands, food operators, and service providers can all find a fitting space. Buyers can pick the floor that matches their activity, from food and services below to leisure-focused retail above.

This setup may suit investors looking for commercial property near a large student and residential population.
